Our commitment to our residents and our communities allows us to fulfill our mission statement: “Where community lives”What you will doAs a Site Manager, your primary function will be to oversee the day-to-day operations of the site. You will oversee and take the ultimate responsibility for all leasing functions, rent collection functions, and lease administration. You will be required to supervise janitorial staff, maintenance staff, leasing staff and contractors, while coordinating renovations and ensuring quality work. You will also be responsible for health and safety at the site. This position reports to the Property Manager.
- Oversee the daily operations of the site including supervising the work of the site staff
- Ensure work orders and emergency situations are responded to in a timely fashion
- Check on empty suites to ensure they have been cleaned to company standards
- Perform move ins and outs, collect rent, and make bank deposits, respond to tenant inquiries and complaints, and maintain accurate records of all property transactions and maintenance work
- Perform administrative duties such as preparation and processing of leases, credit reporting and resident applications and maintain accurate records and all site related paperwork
- Produce weekly, monthly, and quarterly reports as requested by the Property Manager
- Perform basic accounting functions including bank deposits, data entry of cash receipts, and maintain petty cash
- Ensure the correct processes are adhered to in terms of evictions and suite entry
- Organize and schedule contractor’s work and ensure purchase procedures and timeliness are adhered to
- React in a timely fashion and follow through on all tenant concerns, problems, and complaints, and advise the Property Manager.
- Respond to emergency situations if required
- Supervise other involved in similar work.
- Conduct performance appraisals, coach employees, and coordinate paperwork pertaining to payroll and vacation requests
What you will have
- 2 years minimum residential property management experience
- Proven track record of managing staff
- Exceptional customer service skills with a go-getter attitude
- Knowledge of Acts, Laws and Legislation pertaining to residential property management
- Strong knowledge of building maintenance trades and standards
- Above average computer literacy with the ability to pick up new software fast
- A valid driver’s license and dependable vehicle
- The successful completion of pre-employment fitness testing
