In particular, the postholder will be responsible for: –
LeadershipMember of the Senior Housing Leadership Team, offering leadership both within the Asset Management team, the wider Housing service, across the business and with external stakeholders, deputising for the Director of Housing as required. This will be achieved through: –
Stock Data ManagementMaintain accurate stock information for all our homes, offices, and other buildings. You will achieve this through: –
Production of Planned investment ProgrammesDevelop detailed (i.e. property specific where possible) annual investment programmes and indicative 3 and 5-year programmes within available budgets. This will be achieved through:
Maintenance of Indicative 30 year spend profilesAnnually updated 30 year spend profiles will be maintained for business planning purposes. These will be developed in consultation with the Director of Housing and Director of Finance. The 30-year profile will be updated to reflect: –
Procurement Strategy for Asset Management ProgrammesDevelop a procurement strategy for all aspects of asset management based on projected national demand for contractors, consultants and other suppliers alike in order to deliver high quality, value for money services. The strategy will ensure: –
Contract ManagementEnsure an effective contract management culture to ensure the delivery of programmes in line with budgetary, quality and delivery expectations. This will be achieved by: –
Developing Preferred Product and Quality StandardsDevelop preferred Respond products/ specifications for all future replacement programmes, to reduce the range of products across the Respond stock and improve the efficiency of the future maintenance of properties. This will be achieved through: –
Compliance & the Delivery of Key Cyclical ProgrammesEnsure that our tenants live in safe, warm and compliant homes through the delivery of mandatory, mechanical and electrical programmes in line with all statutory and regulatory compliance. This will be achieved by: –
People ManagementEnsure that the work of the team is delivered to the quality expected and in line with agreed timescales. Be responsible for the continuous professional development of the asset management team through: –
Tenant EngagementDevelop methods of engaging with tenants and developing insights and learning to demonstrate continuous improvement in the specification and delivery of all services. This will be achieved through: –
