Last Date to Apply: 14th May 2025What is Real Estate Expert?The Real Estate Expert is responsible for ensuring the smooth operation of telecom sites through effective management of lease renewals, site rentals, ROW (Right of Way) payments, liaison with regulatory authorities, and new site acquisitions.This role plays a pivotal part in site lifecycle management, ensuring legal and commercial compliance, optimizing site costs, and maintaining strong relationships with government agencies (e.g., NHA, Railway, DHA, Cantonment Boards, Municipal Authorities) and private landlords.The ideal candidate will combine deep knowledge of real estate operations in the telecom sector with excellent negotiation skills and a digital-first mindset, using tools like Office 365, SharePoint, Power BI, and PowerApps to enhance reporting, approvals, and workflow automation.What does Real Estate Expert do?

• Lease Management & Renewals

• Ensure timely lease renewals and contract extensions to avoid site interruptions.
• Negotiate favorable rental terms with landlords and monitor compliance with lease agreements.
• Rental & ROW Payments

• Oversee nationwide site rentals, ROW payments, and associated cost reconciliations.
• Coordinate with finance and tax teams to process payments accurately and on time.
• Liaison with Authorities

• Manage relationships and secure approvals from NHA, Railway, DHA, Cantonment Boards, Town Authorities, and Municipal Corporations.
• Ensure compliance with regulatory and statutory requirements.
• New Site Acquisition

• Identify and acquire new telecom sites in coordination with the planning and rollout teams.
• Conduct feasibility assessments, site surveys, and commercial negotiations.
• Documentation & Reporting

• Maintain accurate records of all leases, contracts, payments, and regulatory communications using SharePoint.
• Use Power BI dashboards to track lease expiries, payments, approvals, and new site status.
• Automate workflows using PowerApps to streamline internal approvals and documentation.
• Risk Management & Compliance

• Mitigate risks related to lease expirations, regulatory non-compliance, and landlord disputes.
• Ensure alignment with internal governance, legal policies, and telecom regulatory guidelines.

RequirementsWhat are we looking for and what does it require to be a Real Estate Expert?

• Bachelor’s degree in real estate management, Business Administration, Law, or related field.
• 3–5 years of experience in telecom real estate management, site acquisition, or infrastructure leasing.
• Proficiency in Office 365 tools: SharePoint (for documentation), Power BI (for reporting), PowerApps (for automation).
• Strong understanding of lease management systems, contract negotiation, and regulatory compliance.
• Familiarity with ERP tools (Oracle, SAP) is an advantage.
• Excellent negotiation, stakeholder engagement, and relationship-building skills.
• Strong analytical, problem-solving, and decision-making abilities.
• High attention to detail with the ability to manage multiple projects simultaneously.
• Real Estate Management or Contract Management certification.
• PMP or similar project management certification (for process-oriented candidates).
